Cranbrook is located approximately 6 miles to the east of Exeter and north west of Rockbeare located between the B3174 (London Road) and the West of England Main Line.  The Site forms part of the identified expansion area for Cranbrook and is located to the east of the existing settlement and to the north of London Road.

The Site is an area of approximately 7.5 hectares and comprises a flat area of land which is in agricultural use. Within the Site lies Farlands, which is a bungalow of 1970’s design which is currently vacant with associated agricultural barns and sheds to the east. The existing site benefits from an access directly onto the A30 London Road.

Separate land suitable for the provision of necessary SANG and Biodiversity Net Gain requirements is located within the local area at Treasbeare.
