Ipplepen is located approximately 3.5 miles to the south west of the market town of Newton Abbott and is within a short journey to the edge of Dartmoor making the village a highly desirable location. The Site itself is located on the southern side of the village and is well related to the existing settlement.

Ipplepen benefits from a range of services and facilities, key amongst them being Ipplepen Primary School (rated Good), Health Centre, convenience store (Co-op) and the Wellington Inn. The Site is conveniently located for all of these facilities and many others available within the settlement.

Policy Context

Upon the making of the Neighbourhood Plan, the principle of residential development on the Site will be established with the expectation that the Local Plan Review will also carry forward the Site for allocation.

Access
Policy 7 of the Neighbourhood Plan requires the delivery of an improved vehicular access from the A381 as part of the proposed development. LVA as part of their evidence base to date has prepared a proposed access arrangement which includes for improvements to the Clampitt Road/Totness Road junction the details of which are included within the Technical library.
